We are looking for a full-time Painter to join our Maintenance Team at Campus Flats. The Painter plays a vital role in the daily operations of the Campus Flats student housing portfolio, which includes 27 buildings in the Durham, NH area. In partnership with the Torrington Properties / Campus Flats management team, the Painter will work to meet the on-going painting and related maintenance demands of their assigned portfolio to ensure a high level of professionalism regarding all aspects of the properties.
The Painter will plan and execute painting upgrades throughout the portfolio as needed. The focus will be on the multiple common areas that regularly need to be painted and / or touched up. The Painter will also assist with the painting requirements inside of the units during the turn season, when tenants move in and out. The Painter will also lead or assist with smaller maintenance repairs, as described below.
Responsibilities will include, but not be limited to:
· Lead and implement a master painting schedule throughout the student housing portfolio.
· Perform scheduled inspections of units, with proper follow-up and documentation.
· Perform minor maintenance tasks as required. This might include drywall repairs, light bulb replacements, and / or the repair or replacement of bathroom fixtures.
· Maintain the high-quality appearance of all properties within the portfolio.
· Respond to and resolve tenant service requests, as needed.
· Support of the annual operating and capital budgeting process as needed / requested.
· Strong communication skills and attention to detail.
· Ability to work well as a team, suggest process improvements, and see ideas through implementation.
· Having basic knowledge of standard safety practices related to building operations.
· Always maintain a neat and professional appearance and work area.
· The Campus Flats staff are expected to act professionally and with courtesy towards all tenants, prospective tenants, guests, contractors / vendors, fellow employees, and other persons who may be on site.
· Must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
· Must be willing to travel to properties as needed for various work orders. Ability to work with no supervision.
· Available to handle 24-hour emergency on-call maintenance, as part of a rotating schedule. This will mostly consist of helping with tenant lock out situations and calling the appropriate vendor and / or internal employee, depending on each situation.
The ideal candidate is a well-organized, motivated with 5 years of commercial painting experience. This person should be able to multi-task and partner with multiple property management and maintenance team members.
