Position: Regional Maintenance Supervisor
Region: Houston and Surrounding Area
Position Summary: The Regional Maintenance Supervisor is responsible for improving the effectiveness and efficiencies of all maintenance departments in the company. Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Principal. This is a line position with direct impact on company funds. Incumbent shall perform his/her duties using standard levels of productivity and dependability, ensuring completion in a timely manner and zero-defect manner. He/She must portray a clean, neat, well-groomed professional appearance
Essential Duties
- Collaborates with others (e.g. Property Managers, Maintenance Supervisors, Regional Managers) for implementing and maintaining services, policy and procedure of the sites.
- Implement and follow up on performance of preventative maintenance programs. Monitor tracking system for the documentation of programs. Suggest improvements or additions as needed.
- Monitors the Repair and Maintenance budget and related financial activity for all properties to ensure that expenses are within budget limits and/or fiscal practices are followed.
- Participates in meetings, workshops and seminars for conveying and/or gathering information required to perform functions.
- Performs personnel functions (e.g. interviewing, evaluating, supervising, etc.) to maintaining adequate staffing, enhancing productivity of personnel and achieving objectives within budget.
- Presents information for communicating, gaining feedback and ensuring adherence to established policy and procedure.
- Recommends new hires, promotions, termination and transfers for maintaining staffing needs and productivity of the work force.
- Perform quarterly property audits and safety inspections on all properties. Copy Regional Managers, Property Managers and Maintenance Supervisors on report and findings. Establish follow up dates and schedules to ensure compliance.
- Improve bench strength for all maintenance positions through leadership, training, inspections and mentoring.
- Manage Policy and Procedure process that all Make Readies and Service Requests are completed to Company standards.
- Attend regularly scheduled meetings.
- Assist and support Maintenance Supervisors with resources, training, mentoring, policies and information.
- Develop and implement cost savings or value-added services and products.
- Analyze cost control evaluations, inventory management and service request trends. Make recommendations accordingly.
- Assist in power buying programs with vendors and on-site team members. Obtain new vendors and bids as needed to ensure best practices and buying for each region. Track compliance and make recommendations accordingly.
- Implement and monitor maintenance policies, EPA, OSHA and HazMat regulations and requirements.
- Incorporates both safety and customer service in the performance of all job duties
- Performs other reasonable duties as assigned.
- Weekly travel to on-site properties to be expected.
Requirements:
- EPA certification (Universal preferred, Type 2 minimum) and Certified Pool Operator (CPO) certification are mandatory.
- Possession of a valid Driver's License with reliable form of transportation is required.
- Minimum of five years experience as a Maintenance Supervisor in a multi-family setting.
- High school diploma or GED equivalent is necessary.
- Proficient communication skills in English are essential.
- Spanish Bilingual preferred.
- Previous Supervisory experience in Mid-Rise or High-Rise communities is preferred.
- Experience with budgeting, Microsoft Office including Excel, and other relevant programs required.

Pay: $70,000.00 - $80,000.00 per year
