Job Title: Purchasing Agent
Award Winning custom home builder, Jamestown Estate Homes, is seeking a Purchasing Agent with residential construction experience. The Purchasing Agent is responsible for providing support on all costs and budget related to residential construction. The primary functions of the position are accurate job start, cost and vendor management as well as supporting field operations. This position must work closely with our trade partners to develop strong relationships, hold partners accountable to cost and contract terms, manage scope and quality, and monitor industry trends. This position is also responsible and accountable for managing and maintaining the bid process for assigned communities.
Responsibilities:
· Manage all aspects of the bid coordination process, including blueprint validation, bid request preparation, and cost comparison reporting and estimating.
Ability to estimate all materials from blueprint.
· Knowledgeable and able to develop and maintain plan take-offs.
· Review, analyze, and provide all necessary option pricing from vendors.
· Review and prepare bid comparison and review with team and management members to award contracts.
· Ensure all pricing is reflective of correct specifications, plans, and scopes.
· Provide clear, meaningful, and actionable analysis to Purchasing Manager
· Work directly with Purchasing Manager to provide necessary support and analysis.
· Monitor product specifications on all homes built.
· Assist in the development of various pricing structures.
· Research new products and processes from a cost and value basis.
· Create, maintain, issue and monitor purchase orders and variance.
· Builds and maintains strong working relationships with trade partners.
· Prepare direct cost analysis and variances for review.
· Execute lot starts and final proof all unit costs.
· Assist in recruiting new vendors and trade partners.
· Create and revise purchase orders in construction software for new starts and changes.
· Analyze purchase orders on job start.
· Assist and maintain new plans, options, and take-offs.
· Responsible and accountable for managing assigned projects.
· Review all extra EPO’s to verify within accordance of approved take-offs, scopes of work, proper reason codes utilized, and work to resolve issues as they arise.
· Identify areas and trends in extra EPO’s to prevent and to reduce costs.
· Review and process options per change orders.
· Ensure adherence to department policies and procedures.
· Status updates to Manager of Purchasing related to ongoing projects and activities.
· Assist Purchasing Manager with administrative support.
· Cross train in all areas of purchasing to be able to assist others as necessary.
Qualifications:
· Minimum 3 years in a purchasing role
· Residential construction experience is a must.
· Ability to read, understand and estimate from a residential blueprint.
· Efficient with Microsoft excel and various Microsoft Programs
· Knowledge of BRIX is a plus.
· Efficient with Hyphen Build Pro
· Knowledge of construction practices
· Professionally perform multiple, detail-oriented tasks with simultaneous deadlines
· Exceptional writing and organizational skills
· Must possess a strong work ethic and have integrity and loyalty
· Must be a team player with the ability to work well under pressure
· Hold trade partners to commitments, including contracts and scopes of work.
· Eliminate wasteful processes.

Job Type: Full-time
Pay: $60,000.00 - $65,000.00 per year
