Zhong Yong Management Inc is a large real estate development, management and investment company, we mainly develops our projects in California, mostly in Los Angeles areas. We currently have over 10 projects under development. Most of our projects starts off with acquisition, design, develops, property management, leasing, and selling.
Position Summary
Operation Assistant Manager: Leasing and Property Management Department
Knowledge and experienced in leasing, property management, and sales.
Responsibilities
- Daily operations, including but not limited to
- Leasing and sales.
- Collection of rent and other property fees from tenants and individual landlords.
- Pay for property expenses including taxes, mortgage, salaries, insurance and maintenance
- Report to the landlord on the financial condition of the property, occupancy and upcoming leases
- Advertise vacant properties and hire a letting agent to find tenants as needed
- Inspect properties and schedule repairs and new materials as needed
- Arrange contracts for maintenance, rubbish removal, landscaping, security and other ongoing services and manage disputes with these service providers where appropriate
- Investigate and resolve property complaints and rent violations
- Referring potential clients to real estate agents
- Meet KPI goals that’s set by the company
- Maintains a good and professional communication and coordination with tenants, clients, owners, facility management team and vendors.
- May assist in solicitation and acquisition of new management contracts and coordinate development.
- Responds to emergency situations (fire, evacuation, equipment failure etc.) and customer concerns.
- Develops specifications and administration of maintenance/repair service contracts.
- Ensures compliance with applicable codes, requisitions, government agencies and company directives as relates to building operations.
- High level of organization and attention to detail.
- Monthly project and team reviews.
- Quarterly KPI reviews and reports.
- Yearly budget reviews and reports.
- Other duties as assigned.
Qualifications and Requirements
- High school diploma, GED, and 3 years of related work experience.
- Bachelor's degree is a plus.
- Project management experience 1 year minimum.
- Loopnet experience 1 year minimum.
- Facilities and Operations Management experience is a plus.
- Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style.
- Intermediate skills with Microsoft Office Suite, Outlook, and internet.
- Working knowledge and understanding of architectural, electrical and mechanical systems is a plus.
- Understanding of leases, contracts and related documents.
- Real estate license is a big plus.
- Professional working proficiency in Mandarin or Spanish is a big plus.
