Job Overview:
As a Project Manager at Algiere Construction Services, Inc., you will play a crucial role in supporting the Senior Project Manager in overseeing projects from initiation to closeout, including the warranty period. Effective communication with internal and external stakeholders is critical to ensure seamless collaboration with clients, subcontractors, vendors, suppliers, and regulatory agencies. This role requires meticulous attention to detail, proficiency in project management software, and a strong understanding of construction methods, materials, and processes.
Key Responsibilities:
- Project Support: Assist in assuming full responsibility for projects, guiding them from initiation to closeout, including the warranty period.
- Communication: Maintain effective communication with internal and external stakeholders to foster collaboration and ensure project success.
- Permitting Assistance: Assist in obtaining necessary permits and approvals required for construction/renovation projects.
- Kickoff Meetings: Support the coordination and execution of project kickoff meetings with Superintendents and subcontractors.
- Site Logistics: Contribute to the development and maintenance of site logistics plans for efficient material management and operations around operational hotels.
- Schedule Assistance: Aid in the preparation and maintenance of realistic schedules, ensuring adherence to timelines.
- Financial Oversight: Assist in managing project financials, forecasting, and overall profitability while maintaining strong client relationships.
- Code Adherence: Ensure construction activities comply with local building codes and regulations.
- Subcontract Agreements: Assist in scoping, negotiating, and drafting subcontract agreements with the guidance of Project Admin.
- Invoicing Support: Assist in managing owner progress invoicing, subcontractor/vendor payments, and risk mitigation requirements.
- Change Management: Contribute to effective Change Management, including document preparation and validation of scope, costs, and approvals.
- Resource Allocation: Support the allocation and management of resources, including labor, equipment, and materials of vendors and suppliers.
- Accounting Collaboration: Collaborate with Accounting to review and determine payment invoices, ensuring timely and complete payments.
- Project Requirements: Assist in managing day-to-day project requirements such as procurement, submittals, RFIs, and PCO production and tracking.
- Risk Identification: Contribute to identifying potential risks and developing strategies to mitigate them.
- Quality and Safety Oversight: Support the oversight and enforcement of quality standards and safety protocols during site visits.
- Inspections Assistance: Assist in conducting regular inspections to ensure work complies with specifications.
- Issue Resolution: Support monitoring and addressing issues that may affect project progress, providing effective solutions.
- Progress Reporting: Contribute to providing regular progress updates, including weekly and monthly reports to stakeholders.
- Documentation Management: Assist in maintaining project documentation in an organized format, including progress photos, reports, meeting minutes, RFI log, CCO log, Invoice log, etc.
