The Facilities Manager plays a vital role in ensuring the efficient and effective operation of public facilities in Waxhaw. This position involves planning, inspecting, and participating in the internal maintenance, repair, and cleaning of municipal buildings. The Facilities Manager is responsible for leading a maintenance team, scheduling work, and maintaining facilities to provide residents and employees a safe and pleasant environment.
KEY RESPONSIBILITIES
1. Team Leadership: Lead and mentor a dedicated team, fostering a culture of excellence, collaboration, and continuous improvement.
2. Facility Maintenance:
a. Interior: Lead a team of professionals and contractors to ensure municipal buildings remain safe and functional. Develop and implement a preventative maintenance plan for all buildings. Conduct weekly inspections, estimate repair costs, oversee routine maintenance, and coordinate regular cleaning. Utilize a work order system to organize and complete tasks promptly.
b. Exterior: Assist in maintaining exterior properties for curb appeal. Oversee daily maintenance of outside equipment, landscaping, and fuel system at the Police Department.
3. Communication: Effectively communicate with team members, addressing concerns and providing updates on custodial services and facility maintenance.
4. Budget Management Assistance: Assist in preparing and managing the annual facility management budget, ensuring cost-effective allocation of resources.
5. Compliance and Safety: Ensure all facilities meet regulations and standards, promptly addressing safety concerns.
6. Emergency Response: Respond to facility emergencies promptly while coordinating effective team responses. Implement emergency response plans for facilities in collaboration with Emergency Management.
7. Asset Management: Maintain accurate records of facility assets, including equipment, furnishings, and building components. Develop strategies for asset replacement and upgrades.
8. Reporting and Tracking: Prepare regular reports on the status of municipal facilities, maintenance activities, and custodial services.
9. Contract and Inventory Management: Maintain facility service contracts, inventory management, and order supplies.
10. Facility Reservations: Coordinate meeting room reservations and set up for events at Town Hall.
QUALIFICATIONS AND SKILLS:

· Ability to independently evaluate building maintenance needs.
· Skilled in inspecting and identifying performance issues with HVAC systems.
· Basic knowledge of purchasing, contracting, and budgeting procedures.
· Proficiency in using office equipment and software, including Microsoft Office Suite.
· Ability to work flexible hours.
WORK ENVIRONMENT & RESOURCES: This position offers a supportive work culture that encourages professional growth and development. The work environment is a mix of indoor and outdoor settings with exposure to various conditions (fluorescent lights, loud noise, vibrations, working in high places and narrow spaces, exposure to chemicals, fumes, odors, and oils with poor ventilation). The physical demands of the job require lifting objects of 50 pounds or more. You will have access to the necessary tools for effective task completion.
EDUCATION AND EXPERIENCE: To be considered for this position, you should have a bachelor's degree in Facilities Management or a related field and five years of facilities management experience. Certification in facilities management (CFM) and HVAC experience is desirable. Possession of a valid driver's license is also required.
