Zindars Property Management LLC is a fast growing real estate management and development business. We are a fully licensed Illinois real estate company that offers brokerage, property management, and development services in east central Illinois. One division of our business handles property sales and leasing, rental maintenance and turnovers. We have a second division that redevelops property including commercial properties, apartments and single family homes. We primarily renovate apartment complexes and commercial properties. We are looking for the right team members to join our organization.
I’m looking to fill one position immediately which is for an experienced property management maintenance coordinator. This position is full-time for the right candidate. Starting pay would be $20-$35 per hour based on experience. Additional benefits including paid time and vacation time is offered after initial period and is available to full-time employees. We also offer mileage reimbursement. Potential for use of company vehicle.
Skilled Maintenance Coordinator
Position Overview:
We are seeking a highly organized and detail-oriented Maintenance Coordinator to join our property management company. The Maintenance Coordinator will be responsible for coordinating and overseeing all maintenance and turnover activities for our managed properties, ensuring timely completion of repairs and maintenance tasks. This role requires effective communication skills, excellent problem-solving abilities, and the ability to multitask in a fast-paced environment. The Maintenance Coordinator will play a key role in maintaining the overall functionality and appearance of our properties, ensuring tenant satisfaction and retention.
Responsibilities:
1. Coordinate and oversee all maintenance activities for our managed properties, including scheduling repairs, preventative maintenance, and routine inspections, and turnovers.
2. Respond promptly to maintenance requests from tenants and property managers, escalating urgent matters to the appropriate personnel.
3. Collaborate with vendors, contractors, and in-house maintenance staff to ensure repairs and maintenance tasks are completed efficiently and effectively.
4. Maintain accurate records of maintenance activities, including work orders, repair costs, and warranties.
5. Perform regular inspections of properties to identify maintenance issues, safety concerns, and potential risks.
6. Develop and implement a preventative maintenance program to minimize equipment breakdowns and property damage.
7. Manage and prioritize maintenance requests based on urgency and importance, ensuring timely completion of tasks.
8. Ensure compliance with all relevant health and safety regulations and maintain up-to-date knowledge of building codes and industry standards.
9. Assist in preparing and managing the maintenance budget, tracking expenses, and identifying cost-saving opportunities.
10. Develop and maintain positive relationships with tenants, property managers, vendors, and contractors, ensuring excellent customer service and tenant satisfaction.
Requirements:
1. High school diploma or equivalent; additional certification or training in property management or maintenance is preferred.
2. Proven experience as a Maintenance Coordinator or similar role, preferably in the property management or real estate industry.
3. Strong knowledge of building systems, maintenance procedures, and safety regulations.
4. Excellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
5. Exceptional problem-solving abilities, with a keen eye for detail and the ability to identify and resolve maintenance issues promptly.
6. Effective communication skills, both verbal and written, with the ability to communicate effectively with tenants, property managers, vendors, and contractors.
7. Proficient computer skills, including experience with maintenance management software appfolio and Microsoft Office Suite.
8. Ability to work independently and collaboratively in a team environment, demonstrating a strong work ethic and a positive attitude.
9. Valid driver's license and reliable transportation to travel between properties as needed.
10. General accounting/bookkeeping experience to track and record billable maintenance hours, materials, etc working with our accounting department.

Our primary schedule is 8:30-5 Monday through Friday. On call availability for emergencies required, and some weekend work is required.
Candidate must have a valid driver license, cell phone, reliable vehicle and good work ethic. Must be punctual. We are based out of Danville, IL so most work would be within 45 minutes. Looking for a team player that is willing to do whatever it takes to get the job done and has a flexible work schedule. Background check and drug testing is required for employment. There is an initial trial period for any new employees. Full-time employment is available. There are advancement opportunities as new positions are created and we expand.
