The apartment maintenance technician oversees the day-to-day running of our apartment building. The apartment maintenance technician's responsibilities include cleaning communal areas, and performing ad hoc painting, electrical, and carpentry duties. You should also resolve tenants' maintenance-related queries and complaints as they arise.
To be successful as an apartment maintenance technician, you should demonstrate an organized, thorough approach to your duties. Ultimately, an outstanding apartment maintenance technician will keep the apartment complex running smoothly with preventative measures and ongoing rapid response to maintenance requests.
Apartment Maintenance Technician Responsibilities:
- Cleaning gutters and maintaining downspouts
- Pressure washing
- Supervising helpers
- Attention and maintaining safe conditions at all times
- Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.
- Drywall repair and caulking
- Replacing screens, windows, carpets, and laminate floors.
- Installing and repairing wires, plugs, and switches.
- Sweeping, mopping, and vacuuming floors in communal areas.
- Painting communal areas and exterior walls.
- Disposing of trash found in communal areas.
- Tracking inventory to ensure that you have adequate maintenance supplies.
- Ensuring that fire extinguishers, alarms, and emergency exits remain in excellent working condition at all times.
- Scheduling repairs that warrant special technical skills.
- Perform routine safety inspections to uncover leaks, inoperable appliances, potential hazards, and make sure everything is up to standard
- Weeding, planting, seasonal landscaping
- Change filters in all units monthly
- Conduct walk-through of entire property to ensure everything is in working order; if not, take appropriate steps for correction
- Continuously look for ways to improve systems and the property
- Other tasks and duties as directed
Apartment Maintenance Technician Requirements:
- HVAC, CMRP, or equivalent certification will be advantageous.
- Perform all work in compliance with OSHA standards, use appropriate Personal Protection Equipment
- Ability to stand and walk up/down hills for extended periods.
- Effective problem-solving skills and a desire to learn
- Ability to lift up to 70 pounds without assistance.
- Dexterity and attention to detail.
- Excellent interpersonal and organizational skills.
- Advanced understanding of general maintenance procedures and techniques.
- Be flexible as work changes, such as emergency repair.
- Physically fit to access cramped areas and do a lot of walking and carrying and available to work overtime, including weekends, public holidays, and evenings.
- Excellent written and verbal communication skills.
- The candidate must be well-organized, able to schedule and prioritize tasks, work with minimal supervision, and be self-motivated.

Pay: $21.36 - $23.06 per hour
