We are looking for a Facility Technician for a property in the Atlanta Metro Area. This position will provide daily and on-going preventative maintenance services and special projects for multi-family residences. Properties include high-rise, midrise, and garden style homes.

Duties and Responsibilities
- Conduct required inspections of property, including a daily visual inspection of hazardous areas to provide a safe building/property, preventative maintenance inspections to the building/property equipment, and visual inspections of the building/property interior and exterior
- Meet with vendors and assure that they are doing work to local codes
- Conduct primary inspection of malfunctioning equipment before calling a vendor
- Learn and troubleshoot the systems of a building/property to assure that they are working efficiently
- Trace or locate water leaks effectively
- Read and understand building/property blueprints
- Complete repairs or replacements cost effectively
- Assist vendors with projects that affect the building/property
- Complete life safety inspections as required (monthly /quarterly/ yearly)
- Troubleshoot any concern that is reported
- Complete repairs and cleaning services, including:
- Minor sheetrock repairs
- Replacing lightbulbs
- Prime/paint walls or other surfaces
- Assemble furniture from a box
- Assemble and replace/install light/ceiling fan fixtures from a box
- Replace electrical switch/outlet
- Replace existing thermostat
- Assemble and replace/install faucet
- Replace toilet tank kit
- Use plunger or 6ft auger to clear toilet clog
- Pressure wash effectively

Knowledge, Skills and Experience
Prior experience in a similar role in property management is preferred. We are seeking candidates with excellent customer service, communication, and time management skills. Current licensure in HVAC, electrical and pool maintenance is desired.
- 4 or more years’ experience in a similar role, preferably within property management
- Ability to manage multiple projects to completion, within required guidelines and within budget
- Knowledge of the proper use of hand tools
- Knowledge of the proper use of power tools
- Knowledge of the proper use of ladders
- Excellent problem-solving skills and organization skills.
- Good judgment.
- Flexibility. This position will require some evening, weekend, and on-call hours.
- Detail oriented
Education and/or Accreditations
- Highschool diploma or equivalent
- OSHA/CPO/EPA certifications preferred
- Current licensure in HVAC, electrical and pool maintenance preferred, but not required
Physical Requirements
- Frequent sitting and standing.
- Occasional walking, stooping, kneeling, squatting, and climbing stairs and ladders
- Frequent lifting and carrying up to 20lbs.
- Occasional moving of objects up to 100 lbs or more.
- Frequent work at a rapid pace

Pay: $17.00 - $25.00 per hour
